Booking terms and conditions

Please read and check these booking conditions carefully. By making a booking you confirm that you are over 18 years of age and have the authority to accept and do accept on behalf of your party the booking terms and conditions as set out below.

Welcome details

Details of the facilities in the Den and instructions for the use of appliances including hot water, heating and the hot tub are included in the welcome guide within the Den itself. Please ensure you familiarise yourself with the contents on your arrival.

Check-in and Check-out time

The Den will be available for you from 4pm on your arrival day. Please vacate by 10am to allow us to make the necessary changeover preparations. If you require an earlier check in or a later check out, please ask us. If we are able to accommodate you, we will.


Safety and Emergency

For your own safety, the Den is equipped with smoke alarms. Even though these can be annoying when they go off when cooking, they could save your life. Please do not tamper with them or remove the batteries under any circumstances.


In case of an Emergency and at The Owner's sale discretion, The Owner reserves the right to move Guests to alternative accommodation either before or during The Let. The Owner will refund the difference in cost to Guests in the event that the alternative accommodation is of a lesser cost. ln the event that the alternative accommodation is of a greater cost Guests will not incur any further payment.


Changes to your booking

Should you need to change your booking for whatever reason prior to your holiday commencing, we will do our best to accommodate your requests as far as possible with no additional charge. Should this not be possible and the holiday needs to be cancelled, then the cancellation policy will apply.


Cancellation Policy

We recognise that there are occasions when the unforeseen happens and there is a need to cancel a booking.  If you need to cancel your booking, please telephone or email us immediately. If you telephone us, please send us written confirmation the same day. Your cancellation is effective from the date we receive your written confirmation by post or email, which will be acknowledged. We are happy to provide cancellation documentation for insurance purposes if required.

Cancellation refunds:

Up to 8 weeks before arrival date – no cancellation charge

4-8 weeks before arrival date - 50% of rate refunded

2-4 weeks before arrival date – 25% of rate refunded

Less than 2 weeks before arrival date – no refund

(Cancellation refunds will be calculated on the residual cost of the holiday ie the total cost of the holiday less the non-refundable deposit

Cancellation by us

Very occasionally, in circumstances of ‘force majeure, we may have to cancel your booking. We will tell you as soon as possible, and offer you a full refund. We regret we cannot pay compensation or any reimbursement of any expenses or costs you may incur as a result of any such cancellation or change.

Linen, Towels and Keys

Bed linen is provided for all beds, including cots. This may be duvets or blankets and sheets. You may wish to bring with you specific bed linen for cots as required.  Towels are also provided. Separate beach towels are also provided for use with the hot tub. Please do not use bed linen outside as it will become dirty and soiled and unfit for future guests.

Pre-ordering food

Many guests choose to arrange a delivery of food from one of the main supermarkets so it arrives on the arrival day. If you decide to do this, please try and arrange the delivery so that you are here to receive it. If this is not possible and you wish us to receive your delivery please agree it with us before arrival. Whilst we will receive your food with the care and attention we would receive our own deliveries, we can not be held liable for changes, omissions or the quality of the delivery if we accept it.


We offer guests the use of bicycles, subject to them being pre-booked and included in the booking fee. Whilst we do our best to ensure maintain these bicycles in a road worthy condition, it is the guests responsibility to check them to ensure safety and adequacy for use. Any defects should be reported to the owner as soon as possible for rectification. The owner of the Den can not be held liable for any accident or injury arising out of the use of bicycles supplied by the Den, or indeed any other bicycles brought by guests.

Brochure and Website accuracy

We have taken care to ensure the accuracy at the time of publication of our brochure and continuously with the website, however information and prices may have changed by the time you book. There may be small differences between the actual accommodation and facilities and its description, as we are always looking for ways to make improvements. We will use our best endeavours to notify you of any changes to, or inaccuracies in any information contained in our brochure or on our website as soon as reasonably practicable after we become aware of that change or inaccuracy.


We reserves the right to alter or withdraw amenities or facilities or any activities without prior notice where reasonably necessary due to repairs, maintenance,weather conditions and circumstances beyond our control.

Unreasonable behaviour

We have the right to refuse to hand over accommodation to anyone who, in the opinion of the Owner is not suitable to take charge of it. In such cases all hire charges paid will not be refund, the contract will be terminated and the Agent / Owners will have no further liability.

We reserve the right to terminate a holiday after the keys have been handed over, if the unreasonable behaviour of anyone in your party is likely to cause danger or significant annoyance to others or damage to property.

In these circumstances, no refund will be given.

Please note that unreasonable behaviour specifically includes smoking by any member of your party inside the Den property or in the hot tub.

Damage to the property

You are liable for any damage caused in the property during the period of hire. There are occasions when accidental damage occurs. Please let us know if anything is damaged during your stay.

The accommodation Owner has the right to enter any accommodation (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if repairs need to be carried out).

Party type

Single-sex groups and younger parties

The Den caters primarily for family holidays, and single-sex groups or younger parties may not be permitted unless specifically stated and agreed at the time of booking. Where these parties are permitted, you may be asked to pay a Security Deposit at the time of take-over.

Disabled, infirm and restricted mobility visitors

Due to stairs within the Den for access to the upstairs with sleeping and living accommodation, The Den may not be suitable for all visitors with restricted mobility. Please ensure you understand, appreciate and accept physical layout of the Den before making your booking. Whilst the layout/features of the Den make it unsuitable for visitors with mobility difficulties, every effort has been made to ensure that our description makes this clear

Security Deposits

Under certain circumstances, the Owner reserves the right to ask for payment of a security deposit. Where a security deposit is payable, you will be informed at the time of booking and the deposit (and the amount payable) will be confirmed to you on your Booking Confirmation. The deposit is payable directly to the owner on or prior to arrival and will be returned to you within 10 days of departure.

Force Majeure

We can not accept responsibility or pay any compensation where the performance or prompt performance of the contract is prevented or affected by reason of circumstances which amount to “force majeure”.

Circumstances amounting to “force majeure” include any event which we or the owners could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond the owner’s control.


One well behaved pet is welcome at the Den at the charge stated per booking although any damage caused by dogs may be charged for. Please pick up any fouling caused by your dog and dispose in one of the black bins. Baby nappy sacks are provided for this purpose.

Please ensure that your pet does not lie on the bedding, chairs or and soft furnishings under any circumstances. Under no circumstances should your dog be allowed to chew any of the furniture or soft furnishings. As all soft furnishings are upstairs, this means that dogs are not permitted upstairs.

Pets must not be left unattended in the Den or elsewhere and must be in the charge of a responsible adult when exercising them. If the main house is empty, you are welcome to use the gardens of the main house to exercise your dog but please clean up any dog fouling.

Animals other than dogs can only be accepted with specific permission from the property Owner.

In the interest of visitors’ safety, and following government legislation, we are sorry we are unable to accept the following types of dog:

·         American Pit Bull Terrier,

·         Japanese Tosa,

·         Fila Brasileiro and Dogo

·         Argentino

……even where these types of dog are muzzled as required by government legislation.

As the next guests may not have a dog, at the end of your stay, please clean up dog hairs that may be left behind. There is a vacuum cleaner in the wardrobe area at the top of the stairs, a broom in the bathroom and a dustpan and brush in the corner cupboard downstairs.

Assistance Dogs

Registered assistance dogs are accepted free of charge.

Your Vehicles

Your vehicles, their accessories and contents are left entirely at your risk. Neither the Owner nor we as agent are responsible for any loss or damage from or to any vehicle from any cause whatsoever. There is plenty of parking available.

Our responsibility for your booking

We are responsible for making your booking in line with your instructions, and will ensure the accommodation is prepared for you before your arrival. However, in the event that we are found liable to you on any basis whatsoever, our maximum liability to you is limited to the cost of your booking (or the appropriate proportion of this if not everyone on the booking is affected). We do not exclude or limit any liability for death or personal injury that arises as a result of our negligence or that of anyone at Star Fen Cottage.

Comments or concerns

You must notify any shortcomings with your accommodation to the Owner or his/her representative immediately so that remedial action, if appropriate, can be taken.

Personal Travel Insurance

You are strongly recommended to take out Personal Travel Insurance for your holiday. This is available from many websites and we suggest you start with

Data Protection Policy

In order to process your booking we need to use the information you provide such as name, address, any special needs etc. Proper security measures are in place to protect your information. The information may also be provided to security or credit checking companies, public authorities such as customs/ immigration if required by them, or as required by law. We will not, however, pass any information onto any person not responsible for part of your accommodation and travel arrangements. This applies to any sensitive information that you give us such as details of any disabilities, or dietary/religious requirements. If we cannot pass this information to the relevant suppliers, we cannot provide your booking. In making this booking, you consent to this information being passed on to the relevant person. The Owner’s use of your information is subject to their policy and is their responsibility.

You are entitled to a copy of your information held by us. If you would like to see this please contact us.

We will hold your information, where collected by us, and may use it to provide you with holiday or special offer information. If you do not wish to receive such approaches in the future, please write to us. We will not pass your information on to any third parties for marketing use without your permission.

During low season we can offer
